This opportunity is a wonderful Limited-service Marriott branded property. Hotel of the Year 3 years running!

Located in the Northeast USA, in a thriving urban area with ample business and sporting event lodging needs.

Total purchase/project/cost 10.3mm

I request a JV partner or investment of 30% (3.3mm). I offer 45% equity in exchange.

The first 95k is needed to be placed into escrow with title company (50K) deposit and sent to Choice Hotels International for the Franchise fee (45k)

I am not requiring or requesting investor or partner involvement in securing the note. Nor be involved or attached to the Franchise agreement/Brand meetings and training. A JV partner or investor is free to collect 45% NOI profits annually with little other inconvenience.



This profitable property is a Springhill Suites and has 3 floors and 60 guest rooms.
It is a Limited-service hotel with an indoor heated pool, fully equipped exercise facility.

It has a great location for a new Tesla destination charging station. And is prime for a Tesla Supercharger as well.

The current ownership has done a great job with upkeep and marketing, though their methods are a bit outdated. With the addition of a modern property specific website, mobile app, digital marketing, and promotion of the EV charging, the property's already strong occupancy numbers can be increased to maximize the return much higher than its already impressive numbers.

I would like to address my style of leadership and staff retention as well as compensation. All staff are people first; they are sons, daughters, moms, or dads. They need full-time employment with a good wage to be good members of their community.

This cannot happen paying minimum wage and using part-time employees for the majority of your workforce. Each property above will gain in addition to their already 15- 20 full-time employees and additional 10 or more depending on guest turn over full-time staff members.

The full-time employees will earn a life sustaining wage for the area with full benefits that will make happy, hard-working, and proud of their input to the hotel's success. This, in turn, makes them good community members and sets good examples for their families helping to build a better tomorrow for all.

The part-time staff will be given as many hours as is responsible for their positions with benefits as well. The goal is to create and nurture a staff that is part of a team and can live life while earning their wages. Not just folks collecting a check.

This may be an unusual staff model, but it should not be and is the norm for these properties from day one.
